It then analyzes the subject property's location, size and layout, amenities, features, and any potential red flags. This forms the foundation for everything that follows. **2. Creates a Smarter Comparable Property Set** The agent identifies and re-ranks comparable properties using similarity and performance, not just proximity. Each comp includes a "how this is similar" explanation, a similarity score relative to your property, and key performance metrics like revenue and occupancy.
